Define the investment before the property

Clarify whether your objective is income, renovation and resale, business use or longer-term ownership. Establish budget, financing, time commitment and the level of risk you can tolerate. A suitable property for one strategy may be unsuitable for another.

Build an expense model

Include financing, taxes, insurance, utilities, maintenance, management, vacancy, leasing costs and reserves. Use verified property information and conservative assumptions. A projected rent is not guaranteed income, and expenses can change after ownership transfers.

Investigate permitted use

Confirm zoning, licensing, HOA restrictions and lease obligations with the appropriate authorities and professionals. Short-term rental rules depend on jurisdiction and the specific property. Never assume that an existing listing or prior use establishes legal permission for your plans.

Consider the exit

Discuss resale demand, refinancing assumptions and the impact of an unexpected vacancy or repair. Obtain legal, tax and financing advice specific to your entity and objectives. Real estate ownership carries risk and is not a guaranteed wealth strategy.

Common questions

Can I operate a short-term rental anywhere in Las Vegas?

Do not assume that you can. The governing jurisdiction, zoning, licensing, HOA restrictions and property-specific facts matter. Confirm current requirements directly with the relevant city or county and appropriate professionals before buying. A property's prior rental history does not by itself establish permission for a new owner.

How do I compare investment properties?

Use the same assumptions for income, vacancy, financing and expenses, then test what happens if rent falls or repairs increase. Review condition and legal use in addition to the projected numbers. Aissa can assist with property comparisons while your lender, accountant and attorney address their respective areas of expertise.
